M4 Design & Construction is a female owned and operated boutique home builder located in beautiful Forsyth County Georgia. In the short period of time we’ve been in business, our name has become synonymous with quality, upscale home building. We are personally invested in each home we build and we take great pride in our work. Our business model is a low overhead, customer-oriented approach to home building. By choice, we take on a limited number of projects each year, enabling us to give each home the personal attention luxury custom home building requires. From custom homes to semi-custom and spec homes, our dedication to our craft is evident in the finished product. Our homes are priced fairly and build costs are understood and agreed upon before we break ground. We have a genuine love of what we do. You will find Terry or an M4 team member on your home site every day building your extraordinary home, ensuring you’re the envy of the neighborhood.

Real Estate
After working with a variety of real estate agents throughout my 30+ year construction career, I decided during the 2020 shutdown to become an agent myself. In 2021 Cory and I started real estate classes at North Georgia College, and I became licensed to sell in Georgia. In July 2022, I signed and launched my career with Keller William Community Partners. Even though I’m licensed to sell anywhere in the state, my primary focus will be from Atlanta to all parts North Georgia. My areas of expertise include, new construction, residential, land, developments and senior housing. I work with buyers and sellers and LOVE referrals!
Construction
I grew up around builders. My grandfather was a siding applicator/contractor and built the home he and my grandmother lived in by hand in Atlanta. My dad and both of my granddads built and renovated homes all over the South; Georgia, Alabama, Florida, Mississippi, Louisiana, Kentucky, Tennessee, North and South Carolina, so I’ve always seen, heard and been around the industry & jobsites. When Steven and I married in 1985, we built the custom home we still live in today. In 1990, we founded MorMar Developments and developed and built subdivisions and commercial shopping centers for over a decade before I went back into the corporate world. After retiring in 2018, I decided to go back to my roots and first love, the building industry and was more than thrilled when my family decided to become part of the company, too. Since M4 started, we have bought and sold property in Gwinnett and Forsyth Counties and built and sold custom, semi-custom and spec homes.
Steven Morgan
Construction/Electrical
Steven is living proof that it’s hard to be married to a hyper, entrepreneurial woman. Steven started building with Terry early in their marriage when he designed and built the home they still reside in today. A few years later, he oversaw the building of the bakery and catering service, that she owned and later sold. Working with Terry and his family, they founded MorMar Developments, and for over 10 years they developed and built subdivisions and commercial strip shopping centers. Now that Terry has “retired” and decided to build residential homes again, Steven has agreed to be part of her company and helps her with the initial land decision/purchase, house plan design, layout changes and lot placement, then oversees the electrical and security system side of the homes. Steven holds a Bachelor’s Degree in Electrical Engineering Technology from Southern Tech and is the Senior VP of Engineering at his job of 30+ years.
Cory Morgan-Harper
Interior Design Engineer
Cory is Steven and Terry’s oldest daughter. For over 10 years, Cory has done professional design in many fields including residential, commercial, healthcare and hospitality. She currently works for CRM of the Carolinas. For M4 she participates in design meetings, material selections, site visits and creates our photo realistic 3D renderings and CAD drawings, as featured on our Gallery tab, giving the clients a realistic visual of exactly what their new home will look like. Cory graduated from Georgia Southern with a Bachelor of Science degree in Interior Design with a dual minor in Studio Art and Photography.
Stephanie Morgan
Veterinary Assistant/Photography
Stephanie is Terry & Steven’s youngest daughter. For 13 years, Stephanie has been in the veterinary field. In 2021, she relocated to Portage Michigan where she’s employed as a RVA at Paw Paw Veterinary Clinic in Paw Paw, Michigan. She still owns and operates A Furry Vacation, dog walking and pet sitting company of Portage, Michigan, and attends Baker College of Jackson where she’s working on her final degree to obtain her RVT license. For M4, Stephanie provided critical support in a number of areas for the team including showing properties, photography, transaction support, scheduling, decorating and marketing and she continues to support the company when she’s home.
