M4’s design-build service offers an integrated, step by step process that encompasses planning, design, décor selection, construction, delivery and after-sales service to our clients.

Get A Pre-Qualification Letter From Your Bank!
Before we can begin the process of building your dream home, we have to know what the budget is. A pre-qualification letter from your bank will tell us what type of loan; ie – conventional, FHA, VA, etc, the estimated sell price of the house you qualify for and the approved financing amount. It will then be our job to fit the cost of the lot, if you don’t already have one, the house plans, if you don’t already have some, the contractor’s and design fees, permits and build and finishing costs, into the financing budget.

Start looking at houses
Start looking. Really looking. At EVERYTHING. Visit every neighborhood that has a model home. Take notes. Lots and lots of notes. And pictures. Sneak them if you have too. Look at finishes and details. Shop! Shop! Shop! This will help you get an idea of what you want in your dream home, then come and talk to us. We can design a home for you or if you’ve found the perfect house plan, we will give you a free initial build cost estimate.

Builder & GC Meeting
Schedule an appointment and we’ll set down, review your plans, your “must haves” and “would love to haves” lists and will start putting together a plan for your project. If you haven’t found house plans that work for you, we can design a home for you. Our design services team will be involved with this. If you are looking at putting your home on one of our lots, we’ll review the available lots and once a decision is made, we’ll discuss the placement of the house, budgeting goals and estimated timelines.

Make a lot deposit
This is a non-refundable deposit that removes the lot from the market and reserves it for you, giving you the peace of mind that the lot you love isn’t going anywhere. This is the first major decision and the first step in the commitment process. At this point we will begin tweaking the base build numbers, finishes, design changes and your “must haves.”

Sign Our Pre-Construction Agreement
This is a contract between you and us agreeing to initial construction services At this point we will collect a deposit to cover the cost of the initial work conducted by our team. Examples of this include preliminary civil engineering work, design services, cost estimating, building permits and contract initiation. Once the paperwork is signed and deposits are in place, we will make copies of your acceptance letter from the bank, finalize all bank paperwork requirements, complete final adjustments to plans, get copies of finalized plans in everyone’s hands and start the permitting process.

Design Team Meetings
Schedule meetings with design team to review all design plans and finalize initial scope of work.

Finalize the Construction Contract
Meet with builder, general contractor and design team member to review all design plans, selections, change addendums and time lines. Review construction contract in depth, double checking everything. Finalize contract and sign.

Groundbreaking!
Today is an exciting day as it’s the start of building your generational home! From this point on the general contractor and the builder will be on the jobsite working just for you! Your project should take between 6 – 8 months depending on the scope of the project, the weather and the complexity of the design.

Construction Process
Once the actual build has begun, we will stay in constant contact with you. We will schedule periodic site visits with you throughout the build process to review things like location of electrical outlets and other design details. We will be there with you during the scheduled site visits and encourage you to contact us if additional site visits are desired.

Pre-Closing Walk-Through
A pre-closing walk through is scheduled with you approximately two weeks prior to occupancy. Work during these final two weeks focuses on completing items on a to do list created at the inspection prior to possession. Also, during this time we will walk with you through your home and discuss the different systems (HVAC, plumbing, electrical etc) show you how your smart home features function, if applicable, and go over regular maintenance items that you need to be aware of.

Closing
We will meet together at the pre scheduled closing attorneys office of your choice and sign the papers on your new home!

Welcome Home!!!!
Once closing is complete, we will meet you at your new home at the pre-arranged time to personally welcome you home. At this time we will present you with the keys to the house, the garage door opener, answer final questions you may have and present you with your M4 Homeowners Manual. We will also have a welcome home gift from us to say Thank You for choosing us to be your builder.

Warranty and After Closing Services
After you have been in your home for 30 days, we will call and arrange an appointment to come back to your home and do a complete and final walk through with you. The purpose of this walk through is to identify any items that need our attention that were not evident during the pre-closing inspection and walk through and to ensure your complete satisfaction with your new home.
